Terms of Service

1. Services

HubKey Real Estate provides rental license procurement services for Philadelphia property owners, including property compliance checks, lead paint inspection coordination, Commercial Activity License procurement, and L&I rental license application filing. Our services are described in detail in the Rental License Procurement Agreement, which is incorporated into these Terms.

2. Eligibility

You must be at least 18 years old and the legal owner (or authorized representative) of the property for which you are requesting services.

3. Fees & Payment

• All fees are displayed before payment and processed securely through Stripe.
• All payments are non-refundable once the procurement process has begun, as stated in the Rental License Procurement Agreement.
• You are responsible for all city fees, lead paint inspection costs, and any other third-party costs incurred during the process.
• Prices are subject to change without notice.

4. No Guarantee of License Issuance

Payment of our fee does not guarantee issuance of a rental license. License issuance is controlled by the City of Philadelphia and depends on factors outside our control, including your tax account status, property violations, and zoning compliance. HubKey will make all commercially reasonable efforts to deliver your license.

5. Your Responsibilities

• Provide accurate property and contact information.
• Respond promptly to requests for documentation (Philadelphia Tax ID, access for inspections, etc.).
• Understand that delays caused by your failure to respond or cooperate do not entitle you to a refund.

6. Compliance Check Tool

The free compliance preview tool queries public Philadelphia city databases and is provided for informational purposes only. Results are not guaranteed to be complete or current. Do not rely solely on this tool for legal or compliance decisions.

7. Limitation of Liability

To the fullest extent permitted by law, HubKey Real Estate shall not be liable for any indirect, incidental, or consequential damages arising from your use of our services. Our total liability to you shall not exceed the amount you paid to HubKey for the specific service at issue.

8. Governing Law

These Terms are governed by the laws of the Commonwealth of Pennsylvania. Any disputes shall be resolved in the courts of Philadelphia County, Pennsylvania.

9. Changes to These Terms

We may update these Terms at any time. Continued use of our services after changes constitutes acceptance of the updated Terms.
